When you are ready to make an offer, the JGR agent will draw up the real estate contract which includes: 

INITIAL OFFER:

  • The offer or purchase price of house.
  • Amount of deposit.
  • If getting a mortgage: amount putting down; mortgage amount and loan type.
  • If all cash offer you will need to provided a proof of funds statement.
  • Intended date of closing.
  • Contingencies (sale of existing house; mortgage approval; inspection) 
  • Items to be excluded and/or included in sale.
  • Buyer signs and initials both the contract of sale and the Seller’s Disclosure Statement.
  • Buyer provides initial deposit check and a copy of mortgage pre-qualification letter.



CONTRACT NEGOTIATION PERIOD: 

  • Initial offer has been made to the seller.
  • Both parties negotiate through their agents by sending counter proposals.
  • Attorneys are not involved with this process.
  • Property is not “under contract” so any other potential buyers could make an offer to the seller.




ATTORNEY REVIEW PERIOD

  • Once the parties come to terms and the contract is signed by both parties the contract is sent to the seller’s and buyer’s attorney, which begins the attorney review period.
  • Attorney review typically takes a few business days, but can sometimes take longer. 
  • Property is not under contract while in the attorney review period, so other buyers can make offers to the seller.
  • During attorney review, buyer should think about which house inspectors to use and reach out to them in anticipation for scheduling.
